Hypothetical Mass Re-Lamp vs. Fix-When-They Fail
First, we need to provide some “givens” to be sure that our comparisons are equal.
Store has 250 4’ T8 Fluorescent Lamps.
Lamp-Life: 16,000 Hours
Hours of Operation: 4,000 Hours per Year
Lamp Cost: $8.00 per Lamp
Labor Cost: $125.00 per Hour, Minimum Visit: $250.00
Materials: $2,000.00 $2,000.00
Labor: $1,000.00 $9,000.00
Misc. Outages: $1,500.00 N/A
TOTAL: $4,500.00 $11,000.00
The Mass Re-Lamping, depending on space may take 8 hours at $120.00 per hour or $1,000.00. There could be up to perhaps (6) additional visits over the three years from a failed lamp at the minimum rate of $250.00 per visit adding an additional $1,500.00 in labor. Materials are derived from 250 lamps at $8.00 each or $2,000.00.
The Reactive Maintenance method presumes the same $2,000.00 for lamps. Since the lamps are being replaced as they go out, we’ve averaged one outage per month for three years, at the minimum labor visit charge of $250.00 which equals $9,000.00.
Some stores don’t include the labor cost in their maintenance budget because they don’t know what to plan. Unfortunately, can be a substantial number that shouldn’t be taken lightly. A maintenance contract is predictable and creates peace of mind.
Often the labor for maintenance is expected to be done by store personnel. The problem with this method is that unless it is a simple plug 'n play, it can result in a fixture repair or the wrong wattage is installed or the wrong color temperature was purchased and installed. Unfortunately, sometimes the results of store personnel performing lighting repairs can cost far more than having a professional take care of the issue in the first place.
